A counter balance device for a sash window includes a spiral balance having a hand-wound spiral rod connected to wind a torsion spring to generate an initial spring force that counter balances the window's weight for keeping the sash up when raised. The lower end of the spiral rod is connected to a rotation shaft rotatably disposed on a slide block. When a large repulsion force produced by the torsion spring is applied to the spiral rod, the rotation shaft is urged in a direction reverse to the rotation direction of the spiral rod by a buffer spring having a spring force which is larger than the initial spring force so that the rotation of the rotation shaft is tolerated.

Counter balance device for a sash window

A spiral balance device for sash windows has a pipe inside of which extends a spiral rod having a screw section. A lower end of the spiral rod extends through a slot in a coupling rotatably disposed inside the lower end of the pipe and projects from the lower end of the pipe. A torsion spring has an upper end fixed near the upper end of the pipe and a lower end fixed to the coupling. A fixing member is fixed within the upper end of the pipe, and an adjustment member rotatably disposed below the fixing member engages with the upper end of the spiral rod. A ratchet mechanism disposed between the fixing member and adjustment member allows rotation of the adjustment member in a direction of winding the torsion spring and prevents rotation of the adjustment member in a direction of unwinding the torsion spring.

Spiral balance device

A multipoint mortise lock mechanism for a swinging door, including a central cassette assembly operably coupled to an upper remote locking point assembly and a lower remote locking point assembly by a remote locking linkage. The central cassette assembly includes a housing, a deadbolt mechanism, a latchbolt mechanism, a remote locking point mechanism and an anti-slam mechanism. The anti-slam mechanism includes an anti-slam plunger that when in an extended position engages the remote locking linkage via a boss and a slot and thereby inhibits movement of the remote locking linkage whereby deployment of the remote locking point assemblies is prevented. The deadbolt mechanism includes a deadbolt extendible from the central cassette that is independently operable from the remote locking point mechanism. The deadbolt mechanism further includes an anti-back drive mechanism.

Multi-point mortise lock mechanism for swinging door

A multi-point lock assembly with shoot bolts adapted to fit a wide range of door heights with a limited number of standard components. The shoot bolts of the assembly can be trimmed to length and attached to other standard components to form the assembly.

Sliding door multipoint mortise lock with shoot bolts

A securing mechanism for a hinged sidelight panel. The securing mechanism includes a center latch bolt for latching the hinged sidelight panel and remote locking mechanisms for locking the hinged sidelight panel. A single lever handle is used to selectively retract the remote locking mechanisms and the latch bolt. At a first orientation of the handle, both the remote locking mechanisms and the latch bolt are engaged. At a second orientation of the handle, the latch bolt remains engaged, but the remote locking mechanisms retracted. At a third orientation, both the remote locking mechanisms and the latch bolt are disengaged. The orientation of the handle informs an observer whether the locks are engaged. In one embodiment, the full rotation is about 90&#xb0;, enabling the use of longer lever handles without interference from door frames.

Hardware for a hinged light panel

A multipoint lock for sliding doors. The multipoint lock mounted to a sliding door generally includes an active locking device having an active latch, and two passive locking devices, each having a passive latch. The latches are independently depth adjustable relative to an edge of the sliding door. The active locking device further includes sets of fastener apertures for receiving and securing a handle assembly thereto in at least two different positions. A lever having an actuator pin of the handling assembly can be positioned at various locations on the handle assembly such that fastener apertures of the handle assembly align with a different set of handle apertures of the active locking device depending on the position of the lever, Actuation of the active locking device by movement of the lever shifts the active latch and the passive latches simultaneously between locked and unlocked positions.

Multipoint lock mechanism

A multi-point latch assembly having a single adjustment point for shifting the position of two or more latching members. The latch mechanism includes a housing and a carrier assembly received in the housing. The carrier assembly includes a pair of latch hooks. A carrier position adjustment assembly operably couples the housing and the carrier assembly such that the carrier assembly is selectively shiftable in the housing with the carrier position adjustment assembly to alter the distance the latch hooks protrude from the housing when the latch hooks are positioned in the second position. An anti-slam mechanism may also be coupled with the carrier, and may be selectively shiftable with the same adjustment mechanism.

Two-point lock for sliding door

A window stay is provided for mounting a window in a window frame. The window stay comprises a bar member for connection to the window, a track member for connection to the window frame, a slide member slidably mounted on the track member, and a pair of arms for moving the bar member to a closed position and to an open position. The pair of arms comprise a first arm connecting the track member to the bar member and a second arm connecting the bar member to the slide member so that the bar member overlies the track member in the closed position and is slidingly moved away from the track member in the open position. A projection is disposed on the bar member and has a side surface extending in a longitudinal direction of the bar member. An insert groove is formed at an end portion of the track member for receiving the projection when the bar member is in the closed position. The insert groove has a guide wall for guiding the projection into the insert groove and a side surface extending in a longitudinal direction of the track member.

Window stay and window construction equipped with window stay

A window constructed such that a window sash is slidable upwardly and downwardly along a side jamb of a window, and may be inclined relative to the side jamb. The window sash is hung by a counterbalance and held at a selected desired position. The counterbalance is provided with a coiled torsion spring which counter balances the window sash, and the torsion force of the torsion spring can be adjusted. Adjusting mechanism is provided with a rotatable adjusting shaft for adjusting the torsion force of the torsion spring, a braking member for applying braking force to the adjusting shaft to prevent the rotation of the adjusting shaft, and a cam face for urging the braking member against the adjusting shaft to brake it or release it.

Window

A window stay is provided for a casement window so that its window sash is shifted outwardly from the window frame as it is being opened. The window stay comprises a first arm, a second arm and a third arm associated with a driving rod. The first arm has points pivotally attached to the window sash and the window frame and swings the window sash in relation to the window frame as the driving rod is operated. The second arm has points respectively pivotally attached to the window sash and the driving rod swings the window sash in relation to the first arm as the driving rod is operated. The third arm has points respectively pivotally attached to the first arm and the driving rod and swings the first arm in relation to the window frame in accordance with the movement of the driving rod. The window stay is provided with a lock for the window sash, operated by the acting rod. A differential structure is provided between the driving rod and the acting rod by which the window sash is unlocked before being opened and locked after being closed.
