A facility for determining a housing index value for a subject geographic region for a subject period in time is described. For each of the homes in a set of substantially all of the homes within the subject geographic region, the facility determines a set of home attribute values for the home; applies a first valuation model for the subject geographic region to the set of home attributes to obtain an estimated value of the home at the beginning of the subject period; applies a second valuation model for the subject geographic region to the set of home attributes to obtain an estimated value of the home at the end of the subject period; and determines an appreciation rate for the home on the basis of the obtained estimated of value of the home at the beginning of the subject period and the obtained estimated value of the home at the end of the subject period. The facility combines the appreciation rates determined for a subset of the set of homes to obtain an aggregate appreciation rate for the subject period, and combines the obtained aggregate appreciation rate for the period with a housing index value for a prior period to obtain the housing index value for the subject geographic region for the subject period.

Automatic analysis of regional housing markets based on the appreciation or depreciation of individual homes

A facility for estimating a home improvement rate of return for a geographic area is described. The facility accesses information about homes in the geographic area including sale prices and data describing home improvements performed on the homes, such that some of the sale prices are associated with homes having a home improvement of a particular type. The facility obtains automatic valuations for the homes based on the homes' attribute values, and calculates the differences between the automatic valuations and the sale prices. The facility analyzes the differences and the home improvement data and, based on the analysis, estimates a rate of return of the particular type of home improvement.

Determine regional rate of return on home improvements

A facility for determining a housing index value for a subject geographic region for a subject period in time is described. For each home in a set of homes within the subject geographic region, the facility determines home attribute values; applies a first valuation model and second valuation for the subject geographic region to the home attributes to obtain estimated values of the home at the beginning and end of the subject period, respectively; and determines an appreciation rate for the home on the basis of the estimated values of the home at the beginning and end of the subject period. The facility combines the appreciation rates to obtain an aggregate appreciation rate for the subject period, and combines the aggregate appreciation rate for the period with a housing index value for a prior period to obtain the housing index value for the subject geographic region and subject period.

A facility for valuing a distinguished home located in a distinguished geographic area is described. The facility receives home attributes for the distinguished home. The facility obtains valuation for the distinguished home by applying to the received home attributes evaluation model for homes in the distinguished geographic area that has been trained using selling price and home attribute data from homes recently sold in the distinguished geographic area. The facility reports the obtained valuation for the distinguished home.

Automatically determining a current value for a home

A facility for valuing a distinguished home located in a distinguished geographic area is described. The facility receives home attributes for the distinguished home. For each of a plurality of valuation sub-models, the facility applies the valuation sub-model to the received home attributes to obtain a sub-model valuation for the distinguished home. The facility further applies a meta-model to the record home attributes to obtain a relative weighting factor for each sub-model. The facility then uses the obtained relative weighting factors to combine the sub-model valuations to obtain an overall valuation for the distinguished home. The facility reports the obtained valuation for the distinguished home.

A facility for presenting advertising messages on behalf of multiple advertisers is described. The facility determines allocations that each specify a share for an advertiser, the specified shares all being different. The facility causes advertising messages to be presented on behalf of the advertisers in accordance with the shares specified by their allocations.

A facility for determining a market rental rate for a distinguished home located in a distinguished geographic area is described. The facility receives home attributes for the distinguished home. The facility obtains a market rental rate for the distinguished home by applying to the received home attributes a valuation model for homes in the distinguished geographic area that has been trained using rental listing price and home attribute data from homes recently listed for rental in the distinguished geographic area. The facility reports the obtained market rental rate for the distinguished home.

Automatically determining market rental rates for properties

A facility for determining a market rental rate index for homes located in a distinguished geographic area is described. The facility accesses a current market rental rate attributed to substantially every home in the named geographic area based on automatically comparing the attributes of each home to attributes of homes recently listed for rental in the named geographic area. The facility then applies an aggregation function to the accessed current market rental rates to obtain an aggregation result. The facility causes to be displayed a characterization of the current market rental rate of homes in the named geographic area that is based on the aggregation result.
