A digital signaling device provides visual, audible, and haptic indicators when the digital signaling device changes state. The digital signaling device has a same operational feel and response as a classic electro-mechanical decorator-style light switch, including maintaining switch paddle position, using attractive magnetic latching in combination with a spring contact. The switch paddle can be pressed into one of two positions, each position representing a different state of the digital signaling device. The switch paddle provides a visual indicator of the digital signaling device state in that the switch paddle is maintained in one of the two positions. The attractive magnetic latching provides both an audible and haptic indicator when the magnet pairs are engaged, which corresponds to a change of state of the digital signaling device. The spring contact provides a digital switching mechanism for changing the state of the digital signaling device.

A networked HVAC system is implemented as part of a multi-unit dwelling. At least one HVAC unit is installed within each unit of the multi-unit dwelling. Each individual HVAC unit includes a localized HVAC unit controller, which is connected to an external network. The HVAC unit controller also can be connected to any other controllable HVAC devices in the unit, such as an exhaust fan. The HVAC system addresses the open-loop issue by monitoring temperature, air flow, humidity, air pressure, occupancy, window open/close state, and HVAC units of all units in a multi-unit dwelling, as well as common areas, and optimizing operating parameters to minimize wide swings in operational states and managing the overall system of multiple units/common areas so that energy usage and temperature/ventilation control is optimized. The HVAC system also enables learning and predictive modeling for adapting to real-time and anticipated condition requirements within each zone.

A hinged object, such as a door, window, gate, lid, etc., comprises a first hinge, a second hinge, and an electromechanical locking device mounted on or in the hinged object. A first electrical wire is embedded in the hinged object that couples the electromechanical locking device to the first hinge, the first hinge to couple to a low-voltage power source to supply low-voltage electrical current to the electromechanical locking device via the first electrical wire. A second wire is embedded in the hinged object that couples the electromechanical locking device to the second hinge, the second hinge to couple to the low-voltage power supply to return low-voltage electrical current from the electromechanical locking device to the low-voltage power supply via the second electrical wire.

A monitoring and control system receives, from sensing capable devices situated within a designated area and in communication with the monitoring and control system, input indicating a respective number of events. The system identifies, for each of the events, a probability for taking each of a number of actions in response to the event, then calculates, for each of the actions, an overall probability for taking the action based on the identified probabilities for taking the action in response to the number of events, and selects one or more actions to be taken responsive to the number of events and the calculated overall probability for taking the action, for each of the actions, exceeding a respective threshold.

A method executed by a processor of a monitoring and control system, the method to receive input indicating occupancy state of a designated area, or a plurality of areas therein or portions thereof. The method further receives, from one or more of a plurality of sensing capable devices of, or in communication with, the monitoring and control system, input indicating a respective event, the sensing capable devices situated within the designated area, or in one or more of the plurality of areas therein, or portions thereof. Based on the respective event and occupancy state of the designated area, the method selects an action to be taken with a device in the designated area or one or more of the plurality of areas therein or portions thereof.

Method and apparatus for controlling devices in a real property monitoring and control system

A monitoring and control system receives input indicating occupancy state of a user with regard to a designated area, or a plurality of areas therein or portions thereof. The system further receives, from one or more of a plurality of sensing capable devices of, or in communication with, the monitoring and control system, input indicating a respective event involving the user entering or exiting the designated area, or an area therein or portion thereof, the sensing capable devices situated on or near the user, within the designated area, or in one or more of the plurality of areas therein, or portions thereof. The system transmits a message to the user responsive to the respective event involving the user entering or exiting the designated area and the occupancy state of the user with regard to the designated area.
