It does not allow a buyer to be visible to the seller side. It also does not allow a seller to be visible to the buyer side. Both the buyer and seller sides form independent confidential communication channels during the virtual showing while the agents are visible to all parties. The system further allows the listing agent to seek real-time feedback from the showing agent during the live virtual showing. In addition, the system provides confidential audio communication for the buyer side and the seller side independently. The system allows the parties to mute and unmute media from another party. The system also can auto-tag a property feature while it is being shown. The system further allows the listing agent to seek the buyer's engagement measurement data.

The system includes a server system running a server software application and software application running on a device. The software application configures the thermometer of the device to take body temperature of the showing contact. The thermometer can be an infrared thermometer. The software application determines whether the body temperature meets a threshold relying on the server system or by itself. When the showing contact passes the health check, the software application retrieves a showing directive for the showing contact to proceed with showing the listing of a showing appointment. A system and method for dispensing a key from a key kiosk disposed at a realtor's office near a real property based on a showing appointment scheduled with a showing scheduling system. The appointment, including a date and time, as well as an authorized user is communicated from the showing scheduling system to the key kiosk. The user then authenticates herself or himself to the kiosk at the appropriate time, and the key is dispensed. The kiosk authenticates the user by scanning a QR code or using the physical location of the user. The kiosk will not dispense the key if the user has a different key that is checked out, but not returned yet. The key can be returned to the kiosk where it is dispensed, or a different key kiosk. The kiosk also dispenses a single common key when the user shows multiple properties.

A method for providing confirmation of a request for a target communicated using text messaging includes receiving, by a sending system, a request for a target. The method further includes selecting, by the sending system, a telephone number from a list of telephone numbers, wherein a mapping is created between the request, the selected telephone number, the target, and a target contact. Additionally, the method includes sending, by the sending system to the target contact using the selected telephone number, a text message indicating the request for the target. Moreover, the method includes receiving a reply message from the target contact using the selected telephone number, and determining that the reply message comprises a reply to the request for the target by comparing the target contact and the selected telephone number for the reply message to the mapping.
