Fenestration lock assemblies, fenestration units including the lock assemblies, and methods of assembling the lock assemblies. The lock assemblies use a cam and follower design that transfers rotary motion to a lock bolt that moves in translation between an extended/locked state and a retracted/unlocked state.

Fenestration cam lock assemblies and methods

Window hinge assemblies including a hinge pin support and methods of using the same are described herein. The hinge assemblies include a track assembly, a shoe slidably engaged in a track of the track assembly, a sash arm configured for attachment to a rotating sash, the sash arm being pivotally attached to the shoe, and a connecting arm. The track assembly includes a base extending along a track axis, a shoe track extending along the track axis, a hinge pin attached to the base of the track assembly, and a hinge pin support restraining an upper end of the hinge pin from movement relative to the base.

Window hinge assembly and methods

Fenestration unit monitoring apparatus configured to retrofit an existing fenestration unit to incorporate components that are capable of monitoring the locked or unlocked status of the existing lock assembly and/or the panel position status of a movable panel of the fenestration unit. The fenestration unit monitoring apparatus described herein may provide a relatively easy and aesthetically pleasing option to monitor the lock status and/or panel status of an existing fenestration unit with an existing lock assembly already located thereon. The fenestration unit monitoring apparatus may be inserted into an existing lock assembly slot in a frame member of an existing fenestration unit that already contains a lock assembly without requiring removal of the lock assembly from the lock assembly slot.

Slot-based fenestration unit monitoring apparatus and methods

Fenestration unit monitoring devices described herein are configured to retrofit an existing fenestration unit lock assembly to incorporate components that are capable of monitoring the locked or unlocked status of the existing fenestration unit lock assembly and/or the panel position status of a movable panel of the fenestration unit. The fenestration unit monitoring devices include a monitor housing configured for mounting on the surface of a frame member on which a fenestration unit lock assembly is already mounted. The monitor housing of the fenestration unit monitoring device includes a lock cavity such that a portion of the fenestration unit lock assembly is located in the lock cavity formed between the monitor housing and the surface of a frame member to which the monitor housing is mounted.

Fenestration unit monitoring devices and methods

A water management system for a double hung window prevents leakage between the lower sash and the frame of the window in a blowing rainstorm. The water management system comprises interior pressure-drop seals disposed between the vertical stiles of the lower sash and the jambs of the window frame and an interior pressure drop seal disposed along an interior edge of the bottom rail of the lower sash and the sill of the frame. Exterior shingling seals are disposed at least between outside edges of the sash and the jamb and the exterior shingling seals and the interior pressure-drop seals at least partially bound vertical channels. A vent communicates between the vertical channels and the outside environment to maintain the pressure in the vertical channels substantially the same as that of the outside environment. This prevents rainwater in a blowing rainstorm from violently breaching the exterior shingling seals and splashing onto the interior pressure-drop seals, which, in turn, prevents leaks into a home.
