A water drain for insertion into a mating wall opening in an extruded, hollow door or window sash or frame comprises a round, rectangular or the like housing having at least one peripheral front flange defining a drain opening, a baffle extending downwardly from a housing top portion for partially closing an upper portion of the drain opening, and a flap having a lower planar rear surface and an upper planar front surface for opening and closing lower and upper portions of the drain opening. The planar lower rear surface portion of the flap is joined to the upper front surface portion by a pivot axis, the planar lower surface being disposed forwardly of the upper planar front surface whereby the flap tends to gravitate to an at-rest, closed, substantially vertical position.

Drain for a door or window sash or frame

A brake assembly for locking a vertical or horizontal slidable sash window or door within a track of a frame is disclosed. The track has an elongated base and a pair of spaced apart, opposed sidewalls extending perpendicular from the base. Each sidewall has an inner shoulder spaced from and parallel to the base. The assembly has a slider body having a central opening extending from a front face of the body to a rear face of the body. The slider body has a side opening in each side of the slider body and being in communication with the central opening. A pair of brake members are provided wherein one brake member is slidably positioned within a respective one of the side openings. A cam has a rear face and a front face, and is adapted to receive a pivot member mounted on either the sash window or door. The cam is positioned in the central opening and is adapted to be rotatable within the opening by the pivot member. The cam, slider body and brake members include cooperative structure for converting rotary motion of the cam into radial movement of the brake members through the side openings and axial movement of the cam and slider body to lock the brake assembly within the track.

Brake shoe for sash window or door assembly

A window unit ( ) has an extruded frame ( ) and a moveable window panel ( ). The frame ( ) has a channel ( ) for mounting the window panel therein and a cavity ( ) disposed outwardly of the channel ( ). The frame ( ) further has first and second throughbores ( ) for facilitating communication between the channel and the cavity, wherein the first throughbore ( ) is disposed at a level below the second throughbore ( ). A third throughbore ( ) is provided for facilitating communication between the cavity ( ) and an external environment. A first weeper ( ) is mounted in the first throughbore ( ), including a flapper valve ( ) characterized by open and closed positions, wherein the flapper valve ( ) assumes the open position upon urging by fluid pressure in the channel ( ). The frame ( ) may also include a second weeper ( ) mounted in the third throughbore ( ) wherein the first and second weepers ( ) can be configured to be an internal weeper ( ) or an external weeper ( ).

Weep hole construction

A window or door drain at the base of an extruded window or door sash or frame. A rectangular frame having a peripheral front flange defines a front drain opening for abutment against a wall of the sash or frame in which a flap having a planar rear surface and a front surface is pivotally mounted for opening and closing the drain opening, the flap having upper and lower edges and side edges, and the flap upper edge being rounded with cylindrical lug extensions of the upper edge extending laterally of the flap side edges for insertion into round mating holes in side walls of the frame in proximity to the top wall of the frame. The flap pivots from a closed position on a diagonal rear wall upwardly to an open position adjacent the frame top wall in the front drain opening. The flap has a guide protrusion in each side edge for centering the flap during pivoting in the drain opening and the planar flap has a protrusion in the front surface adjacent the distal lower edge thereof for abutment against the frame top wall, whereby the flap is substantially unimpeded by surface tension when pivoted to an open position.

Drain

A pivoting and sliding device is provided which incorporates a unique cam and frictional locking assembly. Rotation of a cam in a sliding block, slidably mounted within a track, produces lateral expansion and normal biasing of the slide block to frictionally engage four sides of the slide block with respective opposing track surfaces. A vertical or horizontal window or door sash may be pivoted out of the plane of the frame about a pair of slide blocks rigidly locked to the frame.
