A powerful direct digital control (DDC) and integration control platform that is scalable and easy to use and meet building owners and contractors' desires for a highly secure and robust technical solution. One may combine heating, ventilation and air conditioning (HVAC) DDC control with the embedded workstation platform, and DDC controllers with embedded workstation platform software design. An embedded workstation platform event-driven approach (such as a Windows operating system (OS) or Unix OS environment) is not necessarily easily suited to real-time common in HVAC DDC control. The present system may solve an issue of combining high-power event needs for HVAC DDC Controls.

Control system

A building controller includes a plurality of inputs, a plurality of outputs and a plurality of manually-actuated HAND-OFF-AUTO (HOA) switches each having a HAND (H) position, an OFF (O) positon and an AUTO (A) position, wherein each of the plurality of HOA switches is associated with but not directly coupled to a corresponding output of the plurality of outputs. A controller is operatively coupled to the plurality of inputs, the plurality of outputs, and the plurality of HOA switches and is configured to recognize a position of each of the plurality of HOA switches, and to control one or more of the plurality of outputs in accordance with the recognized position of each of the plurality of HOA switches as well as a plurality of programmed configuration settings associated with the plurality of HOA switches.

Solutions and other systems may incorporate lightweight alerting service, auto-adjustment of gateway poll rates based on the needs of various consuming applications, detecting loss of space comfort control in a heating, ventilation and air conditioning (HVAC) system, HVAC capacity loss alerting using relative degree days and accumulated stage run time with operational equivalency checks, and HVAC alerting for loss of heat or cool capacity using delta temperature and dependent system properties. Fan coil thermostats can provide energy savings by, for example, operating a fan coil system more efficiently. Fan coil systems employing such a fan coil thermostat may be more energy efficient. A fan coil system may include a fan coil that is configured for fluid communication with a source of heated fluid and/or a source of cooled fluid, a valve that controls fluid flow through the fan coil and a fan that blows air across the fan coil. The fan coil thermostat may include a controller that implements a control algorithm that calculates an error percentage value relating to a temperature difference between the current temperature and the temperature set point. The error percentage value may include a proportional term related to the temperature difference and an integral term related to the temperature difference. The controller may regulate the fan speed in accordance with the calculated error percentage.

Heating, ventilation, and air conditioning (HVAC) controllers are described herein. One method includes receiving an approximate relationship between each of a number of controlled and manipulated variables of an HVAC system, designating one of the number of controlled variables as a primary controlled variable, determining operating parameters for each of the number of manipulated variables that maintain the primary controlled variable based, at least in part, on the approximate relationship between the primary controlled variable and each respective manipulated variable, and determining operating parameters for each of the number of manipulated variables that maintain each of the other controlled variables based, at least in part, on the approximate relationship between each respective other controlled variable and each respective manipulated variable and the determined operating parameters for each of the number of manipulated variables that maintain the primary controlled variable.

Heating, ventilation, and air conditioning system controller

A system for transferring heat via a refrigerant between an indoor heat exchange coil and an outdoor heat exchange coil of an HVAC system of a building includes an expansion valve and a compressor. The system includes a compressor discharge refrigerant temperature sensor, an outdoor air temperature source, a controller operatively coupled to the compressor discharge refrigerant temperature sensor and the outdoor air temperature source. The controller identifies a difference between the temperatures indicative of the temperature of the compressed refrigerant at or near the output of the compressor and the measure of outdoor air temperature source, identifies a change in the identified difference over time, and reports a fault when the change in the difference exceeds a threshold.

An actuator system which may incorporate a motor, a motor controller connected to the motor, a processor connected to the motor controller, and a switch connected to the processor for engaging the motor to open and close an actuator shaft. The switch may have a position which is a test mode. Selecting the position of test mode may cause the motor to move the actuator shaft to a certain position to verify operation of the actuator shaft. The actuator shaft may stay in the certain position while the switch is in a position of test mode. The system may also incorporate a spring attached to the actuator shaft. If power fails to the motor, then the actuator spring or another mechanism may return the actuator shaft to a fail safe position. The test mode may alternatively be selected at a controller via the communications bus to the processor.

A system and approach that may provide power to network switches of controllers in a failsafe manner. For instance, when a controller is receiving normal power, the controller may act as a power over Ethernet (POE) source that supplies power to its connected Ethernet devices as required. However, if power to a controller is lost, then Ethernet devices may switch to a powered device mode and use power from a neighboring device to keep active. Some power may be tapped for network switch operation from any network switch port receiving power from another device. This may allow communication to remain operational across multiple devices in a string of which some have lost a source of normal power.
