Occupancy data over time is received for each of several spaces within a building from occupancy sensors that are disposed within each of the spaces. An occupancy value is determined for each of at least some of the several spaces based on the received occupancy data, each occupancy value representative of a percent of time that the respective space was occupied over an identified period of time. The space that had a highest occupancy value over the identified period of time is identified. A utilization value is determined for each of the spaces, wherein the utilization value is representative of a ratio of the occupancy value of the respective space and the highest occupancy value. An operation of the building is changed based at least in part on the utilization value of at least one of the plurality of spaces.

One device includes instructions executable to receive thermostat data associated with an operating thermostat of a heating, ventilation, and air conditioning (HVAC) system in a structure over a period of time, determine a first portion of the thermostat data corresponding to steady-state operation periods of the thermostat, determine a second portion of the thermostat data corresponding to operation periods of the thermostat that are responding to temperature setpoint changes, determine a third portion of the thermostat data corresponding to operation periods of the thermostat that are transitions between the steady-state operation periods and the operation periods that are responding to temperature setpoint changes, and create a steady-state model of the thermostat based on the first portion of the thermostat data, a setpoint-change model of the thermostat based on the second portion of the thermostat data, and a transition model of the thermostat based on the third portion of the thermostat data.

Providing demand response

A fuel sub-metering mechanism for appliances that consume fuel. Each appliance may have a firing rate indicator. An individual fuel line may be connected to each appliance. A main fuel line may be connected to individual fuel lines. A meter may be connected to the main fuel line. A processor may be connected to the firing rate indicators and to the meter. The meter may measure total fuel consumption by the appliances. The processor may provide a sub-meter estimate of fuel consumed by each appliance. The sub-meter estimate may be based at least in part on a firing rate of the respective appliance and the total fuel consumption as indicated by the meter.

The determined operating parameters may be optimal with respect to the current condition of the HVAC system.

A method includes pairing manipulated variables and controlled variables in an HVAC system, perturbing a variable, controlling the HVAC system to maintain controlled variables in a comfort range, determining a state of the system, and deriving a model from the state of the system.
