System and method for processing a loan

A computer-implemented data processing system for managing processing of mortgage loan applications comprises task manager logic configured to generate a first list representing a first plurality of tasks to be performed in connection with a mortgage loan application. The task manager logic is also configured to generate a second list representing a second plurality of tasks to be performed in connection with the mortgage loan application. The second list is generated after work has been performed in connection with processing the first list. The task manager logic comprises reconciliation logic configured to reconcile the first and second lists so that the work performed during processing of the first list is reflected in the second list.

A computer implemented data processing system comprises a pricing engine and user interface program logic. The pricing engine is configured to calculate a price for an individual mortgage loan for a sale of the individual mortgage loan from a loan originator to a secondary mortgage market purchaser. The price is calculated prior to closing of the mortgage loan based on mortgage loan application data for a borrower associated with the mortgage loan. A method of managing pipeline risk comprises processing a plurality of mortgage loan applications and managing pipeline risk based on status information for the mortgage loan applications. The processing is performed by a computer-implemented workflow engine responsive to user inputs. The processing includes prompting a user to perform tasks that need to be performed in connection with the mortgage loan applications and maintaining status information relating to status of the tasks that need to be performed. The pipeline risk is managed based on the status information for the mortgage loan applications maintained by the workflow engine.

A computer-implemented mortgage loan application data processing system comprises user interface logic and a workflow engine. The user interface logic is configured to receive mortgage loan application data for a mortgage loan application from a borrower. The workflow engine has stored therein a list representing tasks that need to be performed in connection with the mortgage loan application, including tasks for fulfillment of underwriting conditions. The workflow engine is configured to cooperate with the user interface logic to prompt the borrower to perform the tasks. The system is configured to provide the borrower with a fully-verified approval for the mortgage loan application. The fully-verified approval indicates that the mortgage loan application data received from the borrower has already been verified as accurate using information from trusted sources. The mortgage loan application may then be provided to different lenders with the different lenders being able to authenticate the fully-verified approval status.

Computerized systems and methods facilitate the flow of capital through the housing finance industry. A system for determining an interest rate quote and points for a mortgage loan that are specific to a borrower includes input means for obtaining borrower and mortgage loan information, means for retrieving underwriting characteristics and means for calculating the interest rate quote and points based on the borrower and mortgage loan information and based on the underwriting characteristics. The means for calculating includes means for retrieving a required yield which reflects market conditions in a secondary mortgage market including being indicative of a price that can be obtained for the mortgage loan in the secondary mortgage market. The calculating means also includes means for determining an adjustment to the required yield associated with the mortgage loan based on credit risk posed by the borrower, the credit risk adjustment being determined as a function of at least a credit score, a loan-to-value ratio, and a mortgage loan purpose for the mortgage loan and the borrower. The calculating means further includes means for determining other adjustments to the required yield based on other parameters related to the mortgage loan and/or the borrower. The interest rate quote and points are calculated as a function of the required yield adjusted by the credit risk adjustment and the other adjustments.

This invention relates to a stairway platform device which is used upon a stairway to provide a stable base to assist an individual in reaching the highest portions of a wall during painting and/or wallpapering activities. The stairway platform device generally includes a platform, a front support wall which may include a retractable tuck-under leg, a rear support wall which may include a handle and/or a storage compartment, and a pair of side support walls; each side support wall including a plurality of step engagement edges and riser engagement edges. The side support walls, front support wall, and rear support wall preferably depend and are flared outwardly from the platform. Each of the side support walls, front support wall, and rear support wall may additionally include flanges which may be utilized to assist in the stacking and storage of a plurality of stairway platform devices during periods of non-use.
