A system is disclosed that includes a database, a processor in communication with the database, and a memory device in communication with the processor. The memory device stores instructions that, when executed by the processor, perform operations including maintaining at the database a data structure comprising historical value data and historical condition data and receiving a query requesting a streamlined process, where the query comprises submitted value data. The operations further include, based on the query, instantiating a value model by obtaining the historical value data from the database and determining, based on the value data, a modeled value ratio; determining, based on the submitted value data, a submitted value ratio; making a first assessment whether the submitted value ratio is within a predetermined range of the modeled value ratio; making a second assessment whether the modeled value ratio exceeds a predetermined maximum; and, based on the first assessment and the second assessment, assigning a first flag to the query. The operations further include, further based on the query, instantiating a condition model by obtaining the historical condition data from the database and, based on the historical condition data, assigning a second flag to the query. The operations still further include, based on the first flag and the second flag, determining whether to assign the query to the streamlined process.

Systems, methods, and computer products for model-based query assignment

Systems and methods comprise maintaining a data structure comprising historical value and condition data, receiving a query with submitted value data requesting a streamlined process, instantiating a value model based on the query by obtaining the historical value data, determining a modeled value ratio based on the value data, determining a submitted value ratio based on the submitted value data, making a first assessment whether the submitted value ratio is within a predetermined range of the modeled value ratio, making a second assessment whether the modeled value ratio exceeds a predetermined maximum, assigning a first flag to the query based on the first assessment and the second assessment, obtaining historical condition data from the database, assigning a second flag to the query based on the historical condition data, and determining whether to assign the query to the streamlined process based on the first flag and the second flag.

Systems and methods are provided for providing an adjustment to a value estimate for a property that is considered distressed. In one embodiment, a method includes receiving the estimate of value for the property; determining, based on a model, the adjustment to the estimate of value, such that the model accounts for a characteristic of the property and a characteristic of the loan; and providing the adjustment.

The processor is further configured to based on the query, instantiate a condition model by obtaining the historical condition data; assign a second flag to the query; and based on the first flag and the second flag, determine whether to assign the query to the streamlined process.

Systems and methods consistent with the present invention generate a model for providing one or more scores indicating a likelihood that a stated income is faulty. In one embodiment, the method includes, for example, receiving information representative of at least one borrower; receiving a first income value for the at least one borrower; and receiving a second value for the at least one borrower, such that the second income value verifies the first income value. Moreover, the method includes determining one or more parameters for the model based on the received information, the received first income value, and the received second income value, such that the one or more parameters enable the model to provide the one or more scores.

The method may include receiving borrower information and property information. The method may further including calculating, based on the received borrower information and property information, a score for the appraisal of the property, the score providing an indication of the accuracy of the appraisal. The method may further include establishing a plurality of ranges within which the score may fall, each of the ranges providing a relative indication of the accuracy of the appraisal. The method may further include analyzing the score to determine within which of the plurality of ranges the score falls. The method may further include determining, based on the analysis of within which range the score falls, whether to request further review of the appraisal.

Systems and methods for generating a model for home value scoring

Systems and methods are provided for determining an indication that an application for a mortgage loan to secure a property may result in closing of the loan transaction. In one embodiment, a method includes receiving application information, such that the application information includes at least borrower information, property information, and a first interest rate; receiving home value information, such that the home value information represents an estimated value of the property; receiving a second interest rate; and determining the indication based on the received application information, received home value information, and received second interest rate, such that the indication represents a likelihood that the mortgage loan may result in closing.
