One of the methods includes receiving pressure data from one or more sensors monitoring a supply air duct of an HVAC system at a property that indicates a pressure in the HVAC system; determining, using the pressure data, that the pressure satisfies a pressure threshold for the HVAC system; and in response to determining that the pressure satisfies the pressure threshold, adjusting an actuator-controlled damper between the supply air duct and a return air duct or adjusting a fan speed of the HVAC system.

Methods, systems, and apparatus, including computer programs encoded on a storage device, for performing dynamic water leak detection are disclosed. A method includes receiving, from one or more sensors that are located throughout a property, sensor data; determining, based on the sensor data, a water usage mode of the property; selecting, based on the water usage mode, water usage criteria; receiving current water usage data representing water usage at the property; determining, based on the current water usage data, that water usage satisfies the water usage criteria; and in response to determining that the water usage at the property satisfies the water usage criteria, determining that a water leak exists at the property. The method can include storing water usage criteria corresponding to each of multiple different water usage modes, and selecting, from the stored water usage criteria, particular water usage criteria corresponding to the determined water usage mode.

Dynamic water leak detection

Methods, systems, and apparatus for periodic water leak detection are disclosed. A method includes obtaining, using a water meter, water meter data representing the occurrence of water usage events at a property; determining, based on the water meter data, a periodicity of water usage events; determining that the periodicity of water usage events satisfies water leak criteria; and based on determining that the periodicity of water usage events satisfies water leak criteria, determining that a water leak exists at the property. Determining the periodicity of water usage events can include determining an average time between a start of sequential water usage events; and determining that the periodicity of water usage events satisfies water leak criteria can include determining that the average time between the start of sequential water usage events is less than a threshold time between the start of sequential water usage events.

Periodic water leak detection

Methods, systems, and apparatus, including computer programs encoded on a storage device, for water monitoring are disclosed. A system includes one or more processors and one or more computer storage media storing instructions that are operable, when executed by the one or more processors, to cause the one or more processors to perform operations. The operations include determining with a leak sensor that a water leak is occurring at a property; after determining that the water leak is occurring at the property, determining that a water usage profile of a particular water consuming device matches characteristics of the water leak; based on determining that the water usage profile of a particular water consuming device matches characteristics of the water leak, identifying a water consuming device that is likely leaking; and in response to identifying the water consuming device that is likely leaking, performing a system action.
