An integrated sash lock and tilt latch assembly is mounted in a sash window having a top rail, a base, and two stiles connected together at their extremities. The integrated assembly contains a sash lock mechanism, a tilt latch mechanism, and a connector. The sash lock mechanism includes an actuator movable to adjust the assembly among a locked position, an unlocked position, and a tiltable position, and a rotor coupled to the actuator. The tilt latch mechanism includes a tilt latch housing supported by the top rail and a latch bolt slidably supported by the tilt latch housing and moveable between an extended position and a retracted position. At least a portion of the tilt latch housing has a generally circular cross-section. The connector has a first end of operably coupled to the latch bolt and a second end operably coupled to the sash lock mechanism.

Integrated tilt/sash lock assembly

A sash balance brake shoe assembly () is disclosed for counterbalancing a sash window () slidably supported within a master frame (). The assembly generally includes a balance assembly preferably in the form of a block and tackle balance assembly () and a brake shoe (). The balance assembly has a balance channel (). The brake shoe () has an extension member () that is received by the balance channel (). A fastener () directly connects the brake shoe () to the balance channel ().

A connector for joining frame members of a window assembly is provided. Each frame member has a channel to receive the connector. The connector comprises a pair of spaced longitudinal members and a pair of transverse members attached to the longitudinal members to form a frame. The frame has a front wall and a rear wall. The connector has at least one flexible finger extending from one of the longitudinal members towards the other longitudinal member, wherein a clearance exists between a free end of the finger and the other longitudinal member.

A sash lock assembly is suitable for use with a sash window assembly including an upper sash window and a lower sash window slidable within a master frame, the upper sash window having a keeper connected thereto. The sash lock assembly includes a housing adapted to be mounted on the lower sash window, a cam positioned within the housing, an actuator handle, and an anti-rotation device. The housing has an opening therein. The actuator handle extends through the opening in the housing and is connected to the cam such that the actuator handle and the cam rotate together between a locked position, wherein the cam is adapted to engage the keeper, and an unlocked position, wherein the cam is adapted to disengage from the keeper. The anti-rotation device includes a protrusion positioned on the housing. When the sash lock assembly is in the locked position, the protrusion engages an engaging surface on the actuator handle to prevent rotation of the actuator handle.

Sash lock assembly having forced entry resistance

A brake assembly for locking a vertical or horizontal slidable sash window or door within a track of a frame is disclosed. The track has an elongated base and a pair of spaced apart, opposed sidewalls extending perpendicular from the base. Each sidewall has an inner shoulder spaced from and parallel to the base. The assembly has a slider body having a central opening extending from a front face of the body to a rear face of the body. The slider body has a side opening in each side of the slider body and being in communication with the central opening. A pair of brake members are provided wherein one brake member is slidably positioned within a respective one of the side openings. A cam has a rear face and a front face, and is adapted to receive a pivot member mounted on either the sash window or door. The cam is positioned in the central opening and is adapted to be rotatable within the opening by the pivot member. The cam, slider body and brake members include cooperative structure for converting rotary motion of the cam into radial movement of the brake members through the side openings and axial movement of the cam and slider body to lock the brake assembly within the track.

An integrated sash lock and tilt latch assembly for a sash window slidable within a master frame, including a handle movable among a first, a second and a third position to adjust the assembly among a respective locked, unlocked and tiltable position. The integrated assembly further comprises a rotor coupled to the handle and having a locking cam. The integrated assembly also includes a keeper adapted to be connected to an upper sash window. The integrated assembly further includes a latch bolt housing having a latch bolt slidably disposed therein and a spring for biasing the latch bolt towards the master frame. The integrated assembly further includes a connector coupled proximate a first end to the latch bolt and proximate a second end to a first end of a linkage member. The second end of the linkage member is pivotably coupled to the rotor.

The assembly () further includes a cam () positioned in the central opening (), wherein the slider body () receives and retains the brake member () and the cam () is rotatable in the central opening () for laterally biasing the braking surface () for movement through the side opening () wherein the braking surface () is adapted to frictionally engage one of the opposed side walls ().

A keeper () for use in a casement window assembly (). The keeper () comprises a first portion (), an intermediate portion (), a second portion (), and a slot (). The first portion () has at least one aperture () adapted to receive a fastener. The first portion () also has a mounting surface () adapted to engage a portion of the casement window assembly (). The intermediate portion () extends generally perpendicular from the first portion (). The intermediate portion () has a rib () that increases the strength of the keeper () positioned adjacent an extent of the first portion (). The second portion () extends from the intermediate portion () and has a finger () adapted to slidingly engage a pin () of the casement window assembly (). The slot () is generally defined by the rib () and the finger () and is adapted to receive the pin () to secure the casement window assembly () in a locked position.

A tilt latch (10) for a sash window (12) has a bolt stop. The sash window (12) is disposed within opposed guide rails (16) on a master frame (14). The sash window (12) is comprised of a top sash rail (20), a base (22) and two stiles (24,26) connected together at their extremities. The tilt-latch (10) is adapted for releasably securing the sash window (12) to the master frame (14). The tilt-latch (10) is comprised of a housing (42) adapted to be supported by the top rail (20). The housing (42) has an outward end opening (44). A latch bolt (46) is disposed within the housing (42) and has a nose adapted for engaging a respective one of the guide rails (16). A protrusion (80) is located either on the latch bolt (46) or the housing (42) and a lock wall (86) is located either on the housing (42) or the latch bolt (46). The protrusion (80) has a stop surface (84) and is moveable between a first position defining a prevent position (94) wherein the stop surface (84) is adapted to abut the lock wall (86) to prevent retraction of the latch bolt (46) into the housing (42), and a second position defining a deflected position (96) wherein the stop surface (84) does not abut the lock wall (86) to allow retraction of the latch bolt (46) into the housing (42). The protrusion (80) is biased to the prevent position.
