A dampening translator for a sliding building closure comprising a housing having a longitudinal axis and a traveler track with a longitudinally extending portion having a first end. A traveler is carried by the housing and includes a body carrying track followers carried in the traveler track of the housing, and carrying longitudinally spaced walls extending away from the body and establishing a catch space therebetween. A retractor is carried by the housing and has a housing portion coupled to the housing and a traveler portion coupled to the traveler to bias the traveler in a direction toward the first end of the traveler track. A dampener is carried by the housing to decelerate the traveler.

Dampening translator for sliding building closure

A tilt latch system that comprises an actuator movable from a first position to a second position; a lock-out member movable from a retracted position to an extended position upon movement of the actuator from the first position to the second position; and an engagement member movable from an engaged position to a disengaged position upon movement of the actuator from the first position to the second position is provided. The actuator and the engagement member are maintained in the second and disengaged positions, respectively, when the lock-out member is in the extended position. The actuator and the engagement member are automatically biased to the first position and the engaged position, respectively, upon movement of the lock-out member from the extended to the retracted position. The tilt latch system may further comprise a lock-out device and/or be optionally utilized in a modular configuration.

A building closure operator includes an operator arm pivotable about an arm axis from an arm closed position to an arm open position, an arm lock actuatable to lock the arm in different locked positions and releasable to release the arm, and an articulatable lever pivotable about a lever axis parallel to the arm axis, from a lever home position corresponding to the arm closed position, to a lever actuated position corresponding to the arm open position. The lever includes a lever coupling maintainable in the lever actuated position, and a lever handle pivotable with respect to the lever coupling back to the home position to actuate the arm lock to lock the arm in one of the different locked positions.

A window assembly includes a first sash having a first rail having a longitudinal axis extending between a first end and an opposite second end. A continuous handle extends along the length of the first rail and is pivotally connected to the first rail between a lowered first position and a second raised position.

A sliding fenestration sash assembly includes a sliding sash and a frame having a first longitudinal member including at least one aperture. A pin is operatively connected to a handle and movable between an extended position and a retracted position. The pin is biased toward the first longitudinal member by a biasing member. The pin being biased into the aperture by the biasing member when the pin is aligned with the aperture.

A sliding fenestration sash assembly includes a sliding sash and a frame having a first longitudinal member including at least one aperture. A pin is operatively connected to a handle and movable between a first position and a second position. The pin being biased into the aperture by the biasing member when the pin is aligned with the aperture.

A water management system for a fenestration assembly including a sash and a frame having a sill with a sash receiving region. A water collection space may be defined within a hollow portion of the sill. An active water management system may include a pump positioned within the frame of the fenestration assembly, a power source, a water sensor positioned within the hollow portion of the sill, a water intake positioned within the hollow portion of the sill, and a water outlet extending out of the fenestration assembly, with the water inlet and the water outlet in fluid communication with the pump.

The present invention relates to a sliding door latch having a locked and unlocked position for a sliding door having an open and closed position. The sliding door latch includes a handle assembly with a handle and a locking mechanism. The handle is a first position, wherein the locking mechanism is engaged and the sliding door latch is locked, to a second position, wherein the locking mechanism is disengaged and the sliding door latch is unlocked. The locking mechanism may prevent the handle from moving from the second position to the first position when the sliding door is open. The handle is pivotable between the first position and the second position only when the door is closed. Resistance forces may prevent the handle from moving from the second position to the first position when the sliding door is closed without an application of force by a user.

The apparatus includes a window frame having a lower frame portion; a window glazing supported by the lower frame portion; a glazing bead; and at least two connectors operatively connecting the glazing bead to the lower frame. The connectors are spaced apart defining a fluid pathway allowing fluid to escape from the lower frame.
