An integrated casement window operator and lock mechanism including an arm shiftable with a lever handle between a first position of the lever handle wherein the window is closed and the sash is locked to the frame with a hook defined in an arm of the operator and lock mechanism, a second position wherein the hook is disengaged so as to unlock the sash from the frame, and a third position wherein the arm is pivoted outward to move the sash out of the frame, thereby opening the window.

Integrated casement window operator and lock

A hinge for coupling a movable element to a frame that defines an opening that receives the movable element. The hinge includes a frame interface assembly adapted to attach to the frame at one or more attachment points. The frame interface assembly includes a frame leaf and a sealing member, the frame leaf defines a mounting face adapted to abut an exterior surface of the frame and a plurality of spaced apart knuckles. The sealing member defines an attachment point liquid barrier sealing face abutting an interior surface of the frame opposite the mounting face. The hinge further includes a sash leaf adapted to attach to the window sash, with the sash leaf defining one or more knuckles, and a pin assembly including a hinge pin extending through the knuckles of the frame leaf and the knuckles of the sash leaf to couple the frame leaf and the sash leaf.

Self-sealing butt hinge

A device to limit an opening of a window having a sash selectively movable between a window closed position in which the sash is received in a window frame, and a window open position in which the sash is pivoted outwardly relative to the window frame. The device includes a sash bracket, a limiting arm assembly with an engagement structure, and a securing structure with a selectively operable release mechanism. The securing structure receives the engagement structure of the limiting arm assembly so that the limiting arm inhibits pivoting of the sash toward the window open position beyond a distance of travel defined by a length of the limiting arm, and the engagement structure is releasable from the securing structure by operating the release mechanism so that the sash can be further pivoted toward the window open position beyond the distance of travel.

Casement and awning window opening limit device

A locking mechanism for use with a window having a hinge coupling a sash to a frame includes a keeper and a locking lug. The keeper includes a generally planar base plate that is abutable to a surface of either the sash or the frame and two wings extending upwardly from the base, each of the wings having an upwardly and inwardly extending portion extending from the base plate and an inwardly extending portion extending inwardly substantially parallel to the base plate from the upwardly and inwardly extending portion. The two inwardly extending portions define a gap therebetween. The planar base further includes at least one self locating leg extending outward and coplanar with the base. The self locating leg adapted to abut a portion of the sash or the frame. Thus, the keeper is positionable without a fixture.

Low profile high performance casement and awning window keeper

A device to limit an opening of a window having a hinged sash coupled to a window frame including a window opening limiting structure having a first member and a second member. One of them is securable to the sash and the other of the first member and the second member being securable to the frame. A selectively releasable coupler by which the first member and the second member are couplable is shiftable between a coupled status and a released status. The first member and the second member bridge a preselected distance such that the sash is inhibited from opening beyond a predetermined distance. The coupler is releasable so that the sash can be opened beyond the predetermined distance and re-engages automatically when the sash is closed.

A window, which may be a casement window, includes an opening control mechanism for limiting the amount that the sash of the window can be opened to control ventilation and as a child safety feature. In one configuration, the opening control mechanism includes a frame track and release assembly attached to the window frame and a sash arm assembly including an articulating sash arm attached to the sash of the window. The frame track and release assembly has a track and a roller on one end of the sash arm rides along the track as the window sash begins to open. At the end of the track, the roller engages and is restrained by a release arm or stop thereby preventing the sash from being opened further. A lever or a button operatively coupled to the release arm is disposed inside the dwelling and inside an insect screen of the window. The lever can be slid sideways and then pulled back in two distinct motions to release the roller to allow the sash to be opened beyond its restrained position. The button can be exposed by moving a hingable cover from over the button and the button pressed to release the roller. The sash arm and track re-engage automatically when the window sash is closed.
